The Key Difference
Prior to listing a property, my seller provided a survey that clearly showed there was an encroachment. So, I asked my seller a few follow-up questions and told her I would get back with her about how to handle it, but the main thing was that I was going to need to disclose this information. I was able to reach out to Key Title and send them both the survey and the owner's title insurance policy and received a fairly quick response that provided some additional clarity on the matter.
I was able to use this information to have a conversation with my seller and set expectations. This is what every REALTOR and every client wants and deserves during the transaction process when working with service providers.
